Ridgeland development to feature Topgolf, national grocery store, river walk, 228 homes
RIDGELAND, Miss. (WLBT) - A multimillion-dollar development anchored by Topgolf also could include a national grocery store, two hotels and more than 100,000 square feet of office space.
The project, which will be located at Colony Park Boulevard and Sunnybrook Road, also will include retail and restaurant space, 228 homes for sale and a river walk.

Prado Vista isn’t a done deal, though, with officials with PraCon Global Investment Group saying the site still must be rezoned to accommodate it. The site is currently zoned residential.
“We understand there has been opposition to mixed-use developments in the past. The biggest difference between our development and previously proposed developments is that we will add rooftops for sale and not for rent,” said Gabriel Prado, CEO and president of PraCon.
“A top-notch golf entertainment center will serve as anchor, along with a highly sought after national grocery store that has a dedicated following,” he continued. “This development will change the entertainment landscape for the region.”
He would not confirm what grocery store was coming in. However, he says it’s one that is not currently located in the state. “The goal here is to really have three anchor tenants, I can tell you, that haven’t been here in the state at all,” Prado said. “It’s what we’re aiming for.”
Ridgeland Mayor Gene McGee says Prado is working to ensure the development will be a good neighbor, saying the project includes no rental properties and has buffer zones to the north to prevent light and noise from spilling over into St. Catherine’s Village.
Buffering includes office buildings and a 60-foot-wide stretch of wooded area between Top Golf and property north of the development, as well as town homes and single-family units east of Golf Way, a proposed roadway that will run north to south through the 77-acre site.
He says crews still have one building left to remove at that site before construction can begin.

As for the Ridgeland project, PraCon is seeking to implement an overlay district for the site and is planning to hold a town hall in the coming days to address concerns residents might have.
He said that forum will be held prior to the official public hearing on April 18, where the city is expected to consider his request for an overlay.
“We want to give the opportunity for the citizens of Ridgeland to come and give us their feedback, say what they love about the project and what potential challenges [there are],” Prado said. “But across the board, we’re getting big support.”
Prado says part of the support he’s receive so far is due to the development’s lack of rental properties. The inclusion of rental properties has brought down other proposals for Highland Colony.
As for the homes in Prado Vista, Prado says they will be 2,000 square feet or larger and ‘very high end.”
“The whole objective here is where some married couple can come with their grandparents, they can drop off their kids at the entertainment venue, they can walk up to the golf... venue, and they can go for a drink as well,” he said.
A date for the public forum has not been announced and additional town halls will be scheduled upon request.
Prado asks Ridgeland residents to show support for the project, saying the golf entertainment center has the option going elsewhere if Ridgeland does not approve the rezoning application.
